Plan and write an offer to purchase your favorite home.
Based on our review of the property, assessment of the listed price and review of current market conditions, you will be more confident to construct and write an offer to purchase the home that you would like to purchase.
We will consult with you about a buying strategy and then write, present and negotiate an offer on your behalf, keeping you informed every step of the way. Based on the seller's response, we will advise you on the next steps as necessary.
Sometimes a home can be successfully obtained with a few hours of work. Other times it may take as long as several weeks to reach a definitive outcome. We will work with you until your objectives and goals are met.
Your inspections and/or contingency requirements are completed.
Often offers to purchase are made contingent or conditional on factors such as satisfactory inspection reports. If so, pre-negotiated limits of cost for any repairs or replacement may be shared between buyer and seller as agreed in the purchase documents. Until these requirements are met, the purchase is not ‘final'.
Sometimes these contract terms are easily satisfied while at other times more work and thought is required to protect your interest and still get you the home you want. We help negotiate, coordinate and satisfy many of these post-acceptance details on your behalf.
Your appraisal, lending and closing requirements are completed.
After contract contingencies are cleared, it is time for an independent third party, the real estate appraiser to re-verify that your new home is indeed worth what you paid agreed to pay. If there is a question about value we are there to help resolve it, re-negotiate with the seller or to release the agreement and find you another home.
After your loan company receives a satisfactory appraisal report, and if there are no further repairs, the title (chain of ownership and legal interests) is inspected and a conditional title insurance commitment policy is issued guaranteeing you clear and marketable title to protect your ownership and investment. If there are title defects which can be cured, we will help coordinate and advise you about the process.
Finally, we remain on watch for any potential problems that might adversely impact your closing of your new home, as planned. We will work to avoid or work through situations before they become problems. And we will be there to advise and help you with the work through any unavoidable or unforeseen problems in the best way for you.
